    What you get

    What you get with Juan.

All of it in writing, before you pay anything.

    • Your own lawyer

He works only for you. Not for the seller, not for the agent.

    • Walk away, pay only the check

If we say don't buy, you only pay for the investigation.

    • One fixed fee, in writing

€1,600 + VAT up to €400,000. Not a percentage of the price.

How many owners on the deed?

    Two of us

A will, a NIE and a digital certificate for each of you.

    Do you have children?

It changes what we tell you about the will, not the price.

    Are you moving to Spain?

From outside the EU you need a visa; from the EU, your residence. We do both, with your tax plan for the move inside.

Will you let it to holidaymakers?

Letting it long term needs no licence: answer No.

    Recommended if you live abroad

    Your first year, handled

The purchase taxes filed and paid (with the 3% withholding when the seller lives abroad), the deed followed until it is registered in your name, and water, electricity, council tax and the community changed into your name: every change requested within five working days of the signing, then chased until it is done. With each owner's digital certificate, so we can deal with the tax office and the council for you, and your first non-resident tax return for the home. A garage or storage room with its own cadastral reference is one more return for each owner, €50 each, and we tell you before.

€550Includes the digital certificates and your first tax returns, €279 on their own

Spanish wills, one for each of you

Your taxes, your NIE and certificate, your first tax return and, if you move, your visa.

    Before you sign anything

Buying is the easy part. This is what catches people out.

We see every one of these on this coast, every year. With us, none of them is yours to deal with.

    A tax return nobody mentions

Every non-resident owner files one every year, even if the home is never let.

Bills still in the seller's name

Water, power, council tax and the community, until someone changes them.

    How it works

Four steps. A person at each one.

    1. 1

      Tell us your plans

Two minutes: who is moving or buying, when, and whether you have found a home.

    2. 2

      A person replies

Daniel or Juan writes back within 24 hours on working days with your plan and your exact price.

    3. 3

Talk it through, if you want

A 60-minute consultation, €150, credited in full if you go ahead.

    4. 4

      One page to sign

The engagement letter: what is included, the price and when each part is paid. Then we start.

What happens when you write to us.

A lawyer reads it, not a form. Your price in writing within 24 hours on working days. You pay nothing until you sign one page.

    Watch before you sign anything

    The whole purchase, explained.

The checks, the contracts, the taxes and the notary. Watch it before you pay a deposit.
