      Send us the homes

      The advert link, the address or the cadastral reference of up to three homes, and three lines about what you want the home for.

      We read them

      Land Registry, Catastro, the town hall and the Generalitat, home by home. On day one we also request what takes weeks, and ask the agent for the seller's papers. All inside the price.

      Juan tells you which one

      In three working days: a written report in English and a call with Juan Bertomeu, lawyer since 1991. Which one, why, and on what conditions.

    What we read in three working days

    • Who owns it, and any mortgage or charge on it: we order the Land Registry extract of each home.
    • The size on paper against the Catastro and the advert.
    • Planning: what the land is, and whether the works you want are possible.
    • Heritage protection, flood risk and the coast.
    • Signs of works built without a permit, in the aerial photographs and the official notices.
    • The building condition report, if the home is over 50 years old.
    • Tourist letting: whether it has a licence, and whether you could get yours.
    • What it costs to buy and to own each year.
    • Our verdict, and a call with Juan.
    Day one

    What we request on day one, inside the price

    • From the town hall: the certificate that there are no planning proceedings on the home, and the planning report, where the town issues them. With your yes, home by home.
    • From the agent: the IBI receipt, the community papers, the energy certificate and the licences.

    Offices take from one week to several months. You don't wait for them: your report says what is on its way, and when each paper arrives we read it and send you one more page.

    What is not in it: that is the purchase

    Checking or negotiating the reservation and deposit contracts, dealing with the agent and the seller, and the notary. When you instruct us to buy, they start on day one, and the €950 comes off our fee in full.

    The price

    €950, VAT included

    • Up to three homes, within 30 days. You can swap a home before we start reading it.
    • A written report in English, and a 45-minute call with Juan.
    • If you buy with us within six months, this home or another one, the €950 comes off our purchase fee in full.

    Our purchase fee is €1,600 + VAT up to €400,000 (€1,936). With this report deducted, €986 more.
