03 / DEFINED WORK. VISIBLE COST.

Preparation first.
The sale comes next.

A separate preparation instruction. The later sale remains a separate decision.

Within the agreed scope

  • Document review and written findings
  • Agreed occupancy, Catastro and utility work
  • Coordination of plans and energy certification
  • Private seller cost and tax estimate
  • Dated Home File and sharing review

Separate costs or instructions

  • Technicians, surveys and building works
  • Official, notarial and Registry fees
  • Complex regularisation or disputes
  • Conveyancing and tax filings

Finding a problem does not mean every correction is included or that regularisation is possible. Scope is confirmed after reviewing the property.

04WHEN IT IS READY

Your home is ready.
Now, a buyer.

Design only · not offered yet

Three ways we help a prepared home find its buyer. You choose; nothing is added without your yes.

OUR BUYERS

People already
searching with us.

Buyers who have booked their purchase with Juan see your prepared home first.

A FILM OF YOUR HOME

On our
YouTube channel.

Daniel films your home, where buyers already watch us explain how to buy in Spain.

ONE LAWYER FOR THE DEAL

For both sides,
no agency between.

When there is a buyer and you both agree in writing, we can act for the deal itself, neutrally. Each side may keep its own lawyer instead.

05 / START WHERE YOU ARE

Your situation.
Your next step.

Five choices help you understand what needs reviewing first.

No personal documents. No automated acceptance. Just a starting point to keep in your plan.

THE DETAILS THAT MATTER

Good questions.
Straight answers.

Does the file certify that the home is legal?

No. It records the reviewed evidence, sources and outstanding issues. It does not replace a survey or guarantee that a home can be sold, occupied, altered or rented.

Can I keep my estate agent?

Yes. Preparing the property is separate from finding a buyer. You choose your agent and who represents you in the sale.

Does this recover my 3% withholding?

No. The non-resident 3% withholding is a payment on account. The final tax position determines any refund. Tax filings have a separate scope and fee.

What authority do you need?

The preparation instruction sets out the work and the limited power of attorney required for it. We explain the authority, formalities and separate costs before you instruct us.

What if a disagreement appears?

Affected shared work stops for a professional review. Separate lawyers may be needed; we do not automatically switch to acting for one party against the other.
