    After the 2026 Supreme Court ruling: what identifies your rental now

    In the Valencian Community a tourist rental must comply with municipal urban rules and be entered in the regional tourist registry, which issues the VT code. A separate national registry number (NRUA) was briefly introduced — until the Supreme Court annulled it (STS 620/2026, May 2026). In the Valencian Community the valid identifier is the regional VT code; the national position is still settling, so we keep you current rather than relying on an outdated requirement.

    The regional route ties together the property, municipality, urban compatibility, documentation and tourist rental requirements. The VT code it issues is what you use to advertise on platforms today.

    National registry (NRUA) — annulled in 2026

    The national short-term rental number (RD 1312/2024) was annulled by the Supreme Court (STS 620/2026, May 2026) because the State lacked competence over a register that overlaps the regional ones. The ruling is pending official publication for full general effect, and platform practice is still settling — so treat the national requirement as in transition, not the VT code.

    In the Valencian Community, the regional VT code is the identifier that matters — and we keep you current as the national position settles.
